Las Vegas industrial sales activity held steady at the deal level through the August–October 2026 window, but pricing momentum has turned and liquidity has slowed. Twenty-one closed records (16 distinct deals) totaled $92.0M across 410,867 SF.
INTERPRETATION: RISING MARKET TIME, SOFTENING LIQUIDITY
Market time is rising, which signals softening. The median of 211 days (about 7 months) is up from 143 days in the June–August edition, and the mean (234) is up from 151. The share closing inside 90 days fell from 23.5% to 0%. Within the window, monthly medians run 211 → 212 → 425 days (October n=1: 3675 Procyon St). The two longest closed listings are the 425-day Procyon St and the
416-day vacant new-build 5765 W Sunset Rd, which confirms that vacant and specialty product is the slowest to clear. Pending listings point the same way: 7710 W Cheyenne Ave (data center) has been marketed 859 days and vacant Class A 4135 W Bell Dr 647 days, though the pending median (133 days) shows well-located multi-tenant Class B/C still finds buyers in 4–5 months.
